Rosen paid $3.4 million for the A. Conger Goodyear House in Old Westbury, New York on Long Island in 2011. Edward Durell Stone designed and built the house in 1938 in the International Style for Anson Conger Goodyear, the first president of the Museum of Modern Art. Rosen finished a multi-year renovation of the property. In 1991, he formed RFR Holding LLC with his childhood friend Michael Fuchs, who was also the son of Holocaust survivors. The real estate market was in a slump at the time, but they had access to capital, initially using German properties as collateral. They later used their access to German investors to their advantage. Their plan was to buy large, vacant office buildings in need of renovation and hire architects to renovate them to high standards. Rosen acquired a large portfolio of office buildings in the 15 years following the establishment of RFR Holding in 1991, including the Seagram Building, which was purchased for $375 million from the Teachers Insurance and Annuity Association in 2000, and Lever House.

Rosen collaborated with Ian Schrager, a longtime friend and Studio 54 co-founder, to transform the 123-year-old Gramercy Park Hotel with minimalist architect John Pawson in 2006. After completing a four-year, $200 million renovation, they listed the hotel for $260 million in 2014. Rosen announced plans in 2006 to develop the 610 Lexington Avenue site in New York City (directly behind the Seagram Building) into a glass hotel and condominium tower designed by Sir Norman Foster.

Rosen and Fuchs have a substantial real estate portfolio in Germany, particularly in Frankfurt. They purchased the European Central Bank’s headquarters building in early 2007. The Swift Haus Jungfernstieg in Hamburg is also owned by the company. This portfolio is managed by their Frankfurt office.

The Lever House Art Collection is a collection of works that Rosen commissioned for display at the Lever House. Richard Marshall, an art historian and associate curator at the Whitney Museum, is the curator. The Lever House Art Collection opened in 2004 with a work by Jorge Pardo. E.V. Day’s Bride Fight, Jeff Koons’ Hulks, and Tom Sachs’ Hello Kitty are among his other works.
